Why should you buy a Chula Vista house? One of the great things about San Diego County is the great diversity of homes you get as a buyer when you are lucky enough to be in financial position to buy a home in this great city of ours. One of my recommendations is Chula Vista, CA.
Chula Vista, which means “Beautiful View” in Spanish, is the second largest city in the San Diego Metropolitan area with a population of over 275,000 people. Situated only nine miles south of Chula Vista is the Mexican border and if you travel north seven miles, you’ll run into Downtown San Diego, giving the residents and tourists easy access to America’s Finest City.
From estate homes to affordable housing, Chula Vista has just the right home for all types of buyers and families. There are older established neighborhoods, along with new communities such as Eastlake and Otay Ranch to name a few.
You can buy single-family homes, condominiums, townhomes, apartments and commercial property. The zip codes are 91910, 91911, 91913, 91914 and 91915. The real estate in Chula Vista is real popular among first time buyers, young families and all types of real estate investors looking for a great long term investment.
The western portion offers older condos and single family houses ranging from $150,000 to $1,500,000 depending on the area. The eastern portion offers homes ranging from $350,000 to $5,200,000. As of December 2016 the average house for sale in Chula Vista is on market for $578,000 and has 4 bedrooms with 3 baths with just over 2,300 sq. ft.
In 2016 there were a total of 1,532 homes sold in Chula Vista with an average sales price of $489,000 and was on the market for 39 days. It had 4 bedrooms with 3 baths and just over 2,200 sq. ft. There were also 428 condo/town homes sold in 2016 with an average sales price of $356,000.
The eastern portion of Chula Vista gets all the publicity. The zip codes are 91913, 91914 and 91915. It is a large area and very new. These homes were built from the late 90’s to the present. It is made up of a group of master planned communities all offering condos and single family homes. Some of the master planned communities are called Eastlake (won best new home community 13 years in a row), Otay Ranch, Rolling Hills Ranch, San Miguel Ranch and Rancho Del Rey. These communities have great schools, parks for kids, shopping, restaurants, walking trails, riding trials, recreational centers and much more. They were designed with families in mind.
Attractions in Chula Vista are The Cricket Wireless Amphitheater, Chula Vista Nature Center, Knott's Soak City Water Park, the Otay Ranch Town Center and the Chula Vista Heritage Museum.
One of the biggest new developments in all of San Diego County is Millenia located next to Otay Ranch and Eastlake. Have you driven by the Otay Ranch Mall in Chula Vista? Directly across the street from the mall and In-N-Out is a new multi-billion-dollar project called Millenia in Chula Vista. Located just east of SR125 at Birch Road, this 210-acre community will be equivalent to about 80 city blocks. The build-out (20 years) of Millenia will be equivalent to about 80 city blocks with plans for 3,000 multi-family residences, 2 million square feet of Class A office space on about 30 acres. Additional amenities will include 1.5 million square feet of retail, six themed urban parks and a variety of tree-lined promenades, casual gathering places, bike ways, and plazas.
It is truly great place to live. Hurry, the Chula Vista houses for sale don't last long!
